Análisis de la viabilidad de la implantación de un establecimiento hotelero en el desarrollo urbanístico de Zorrozaurre

Abstract

La estructura empresarial vasca ha ido evolucionando del sector industrial a un sector servicios en el cuál cada vez demanda más profesionales con un alto nivel de preparación y especialización como los ingenieros. Uno de las ramas con mayor crecimiento es el sector turístico, debido al abaratamiento de costes y universalización del transporte. Bilbao es una de las ciudades que está cogiendo protagonismo en tal actividad y por lo tanto, debe satisfacer unas necesidades de habitaciones. La idea surge del creciente interés turístico y corporativo por la ciudad de Bilbao y del desarrollo urbanístico más ambicioso de los últimos años que ofrece una magnífica oportunidad para implantar un establecimiento hotelero en un área enfocada en la cultura, educación y los negocios. Para poner en marcha este proyecto se tendrán en cuenta las necesidades de alojamiento, negocios y restauración del entorno para analizar el rendimiento económico y financiero.

The Basque companies have developed from a secondary sector to a tertiary sector of the economy, in which more and more professionals with high educational level and specialization like engineers are required. One of the branches increasing the most is the tourism industry, due to the cost decrease and the universalization of the transport. Bilbao is one of the cities that is becoming famous in that sector and therefore it has to fulfil the lack of rooms. The idea comes from the increasingly touristic and business interest in the city of Bilbao and the most ambitious urban development project of the last years that offers a magnificent opportunity to set up a hotel establishment in an area focused in culture, education and business. To start this project the lack of accommodation, business and restaurant necessities will be taken into consideration to analyse the economic and financial performance.

Euskal enpresen egitura industria sektoretik eboluzionatu da zerbitzu-sektorera, horregaitik gero eta profesional gehiagok eskatzen dute ingeniaritzat hezkuntza eta espezializazio maila altuarekin. Hazkunde azkarrenetako bat turismoaren sektorea izan da, bidaiatzearen kostua txikitu eta garraioa unibertsalizatu delako. Bilbo da horrelako jardueretan protagonismoa hartzen duen hirietako bat, eta, beraz, hotel gelen beharrak asetu behar ditu. Lan hau egiteko ideia Bilboko hiriari buruzko interes turistiko eta korporatiboaren hazkundetik dator. Gainera azken urteetako hiri garapen handienean kokatuko da, aukera bikaina da establezimendu kultural, hezkuntza eta negozioetara bideratutako eremu batean kokatzeko. Proiektu hau abiarazteko kontuan hartuko dira ostatu, negozio eta jatetxe beharrak, proiektu honen ekonomi eta finantza etekina aztertzeko.
